Architectural Feature: Gutters
 Date: 1914

The original 1914 green copper gutters are intact but exhibit significant age-related damage.  For example, the gutters on the west second floor have a row of holes along the bottom, inline with the water drips from the roof tiles (Photo No. 21).  Many of the first floor copper down spouts have been recently removed.  Masonry damage at this point is minor except to the south exterior wall of the lounge.  The long term absence of a down spout, and rain water running down the masonry, has caused moisture damage visible on the interior wall of the lounge (Photo No. 30).

Proposed Work

As soon as possible, replace missing down spouts during Phase I.  During Phase III replace gutters with new copper gutters and down spouts.  Also during Phase III, remove moisture damaged plaster from lounge; replace or repair moisture damaged wire lath, and apply new plaster.
